Maintenance for Property Managers in the San Juan Islands

You run the properties. I take the repair tickets you don't have time for.

If you manage homes for owners in the San Juans, you already know the hard part isn't finding work. It's finding someone reliable to do it, especially the small stuff. The screen door off its track, the cabinet hinge, the deck board that's gone soft, the gutter overflowing before a guest arrives. It's too small for a contractor and too many for you to handle yourself.

I work as a maintenance vendor. You send the work order, I do the work, and you get photos and an itemized invoice you can pass straight through to the owner. I don't deal with your guests, your owners' money, or your bookings unless you want me to. That's your business. I'm the person who fixes things.

What you can count on: I'm registered with Washington L&I as a general contractor, bonded, and insured, and I'll send you the certificate for your files. I show up when I say I will, I photograph the problem before and the fix after, and I tell you if a job is bigger than it looked before I go further.

Winter is where I'm most useful. Most of your properties are empty, the owners want their lists done before spring, and every other vendor on the island is booked or off-island. I take on winter project work, seasonal winterizing and spring open-ups, and post-storm checks across a portfolio, scheduled so the work gets done in a sensible order.

In summer I keep turnaround short on urgent work orders for rentals, because a broken thing in July means a refund and a bad review. Tell me which properties are rentals and I'll plan around turnover windows.

Common questions

Are you licensed and insured?

Yes. Registered with Washington L&I as a general contractor, bonded, and carrying general liability. I'll send the certificate. A general contractor registration doesn't cover electrical or plumbing work, so I coordinate licensed trades for those.

Do you manage rentals too?

No. I don't manage properties, guests, or bookings. I work for property managers and owners, not in competition with them.

How fast can you respond?

Urgent rental issues in summer are usually same or next day. Routine work orders are scheduled within the week. In winter there's more room on the calendar.
